Al Marjan Island
Al Marjan Island is Ras Al Khaimah’s flagship waterfront destination and one of the UAE’s most closely watched emerging real estate and tourism locations. The master-planned development comprises four coral-shaped islands extending into the Arabian Gulf, with approximately 23 kilometres of coastline and 7.8 kilometres of beaches. The destination combines luxury hotels, branded residences, restaurants, leisure facilities and waterfront promenades, creating a resort-style environment that is increasingly attracting both residents and international visitors. One of the island’s biggest advantages is its lifestyle positioning. Existing resorts and beachfront destinations provide access to beaches, dining and water-based activities, while the wider Ras Al Khaimah coastline offers attractions such as Al Hamra Village and the Jebel Jais mountain region. Al Marjan Island is also approximately 45 minutes from Dubai International Airport, making it accessible to international buyers and weekend visitors from Dubai. The biggest catalyst for the area is Wynn Al Marjan Island, an integrated resort currently under development and scheduled to open in the first quarter of 2027. The project is expected to significantly strengthen Ras Al Khaimah’s international tourism profile and add another major entertainment and hospitality destination to the island. From a real estate perspective, Al Marjan Island offers a different proposition from established Dubai waterfront locations. The masterplan currently includes more than 18,000 planned residential units and over 8,500 planned hotel keys, creating substantial future supply alongside major infrastructure and hospitality investment. For investors, the attraction lies in the combination of beachfront scarcity, tourism growth, branded hospitality and the transformation of Ras Al Khaimah into a major leisure destination.
